Live-in town plan

THE town's eyesore will be transformed into a motel, restaurant, arts centre and homes for more than 400 people if the owners of the old Camden High School have their way.

The AEH Group is seeking council permission to construct 16 buildings including a motel, restaurant, arts centre, medical centre, function venue, 159 housing units and a 79-bed residential care hostel.

It is expected about 445 people would live on the site, with up to an extra 100 motel guests.

AEH Group chairman John McCarthy told the Advertiser the $62million development would bring a vibrancy and focus point to the town.

``It will rid the town of the eyesore that is now there,'' he said. ``And we think a very attractive vibrancy would be brought back into the very heart of the town centre.''

Documents lodged with the development application say it will generate a net community benefit of $10.1million by 2016.

As part of the development, AEH Group would take a year to remediate the land so people can live on it.

The high school site has been vacant for six years. The land was found to be contaminated in 1996 because it once housed the council's gas works department.

An October 2005 study estimated it would cost $5million to remediate the site. Mr McCarthy did not know how much AEH would have to pay.

Camden Mayor Chris Patterson said the development had ``fantastic'' potential.

``Literally from an overgrown, rat-infested dump for the last few years it has the ability to to breathe life into that corner and, I believe, the Camden township,'' he said.

``We have to work very closely with the applicants to get the best outcome for the community.''

The proposal is on public exhibition until Tuesday, September 8. It can be viewed at the council's offices in Camden and Narellan.

I agree with you! It will definitely ruin Camden's rural heritage and wreck the roads even further. One thing I want to know is: is the council going to clean the old high school site of of the toxins that are there. the council has to remember that the high school had to move from there because of the health risks to staff and students. Is the council now going to risk the health of hundreds of new residents and visitors for money? To me that is just being greedy.

ali, from what's above, looks like the developer is going to pay to fix it. i hope u are being sarcastic about it ruining camdens heritage, i don't think its helpful to heritage to leave it a mess. or to end up with vacant shops in main street/

What happened to the Mosque? Oh Well, I heard Chris Patterson is selling the Marino Tavern to Anthony Mundine for $1 billion dollars for just that purpose.

of course the council will clean the soil. it wouldn't be a good selling point if they didn't.. who would choose to live on a toxic waste site. i think it sounds good. i think they will have to fix the road behind the school.. but all in all i think it sounds like a good project.. its better than a multi-story car park like they used to talk about. part of me will be sad to see the school go, although it is a dump.. but i have good memories of it..

The population of south western Sydney will grow and residential development will and does need to happen. The old high school site is an obvious area for development. The question is more about what form this development takes. The current plan is for the area to be densely populated with 3 and 4 storey buildings which will be totally out of character with central Camden. Camden Council's own Town Centre Strategy limits the height of buildings to 2 and 3 storey. The developer of the site has argued that the 2 bedroom units built in the loft area of the buildings does not count as a 'storey', however the NSW Department of Planning's Residential Flat Design Code clearly states that a 'storey' includes'habitable rooms in the roof'. Camden will only get one chance to build something functional and attractive on the site. Lets not be fooled into thinking a high-rise conglomeration in the middle of town is a good thing, or that opposing this type of development is the same as being anti-development.
